Eye on Progress: The Birth of a Community

Back to Articles

Land Development has been working hard to give birth to Pringle’s newest community, The Heritage. The mass grading and retention ponds are complete in preparation for infrastructure. We are currently placing all utilities within the project related to storm, water, sewer and gas. After all of the utilities are in place road construction will begin immediately.

Roads begin with approximately a 4 inch clay base on the existing soil. This material is mixed into the underlying soils to form a uniform compaction of sub grade material. Once this step has been completed the sub grade will be cut to its proper elevation in preparation for curb work. Curb pinning and curb placement should be the next steps.

When the curbing is in place, the sub grade surface is trimmed in preparation for lime rock. Once the lime rock has been roughed in and established, the surface is graded to the proper slopes and crown of the roads to insure proper drainage and prevent standing water. Next, the entire lime rock surface will be primed with a tar based emulsion to seal the lime rock until asphalt is applied which is the next and final step.

And that folks is how we establish roads in our communities.
